The Del Bello Lakes Homeowners Association, Inc. governs and manages the community. The Association is the management body for the community and is responsible for owning, maintaining and administering the property owned by the Association and for administering and enforcing the CC&Rs which are recorded against Buyer’s Home and other homes in the Community. The affairs of the Association are managed by a Board of Directors.
Property owners will be required to pay assessments in the amount of $1,075 per year (the “Annual Assessment”), billed annually. The Annual Assessment is subject to change in accordance with the CC&Rs.
In addition to regular assessments, when purchasing a Home, each Buyer of a Home must pay an initial capital contribution in an amount as provided in the Contract and/or the CC&Rs to the Association. Buyer’s payment is not a prepayment of assessments or part of the purchase price of the Home. In addition, upon each subsequent conveyance, sale or transfer of the Home, and in addition to any applicable transfer fees which may be payable, the transferee must pay a capital contribution to the Association. The Association may designate that the payment be made directly to the property manager of the Association. If Buyer sells Buyer’s Home, Buyer will not be entitled to a refund of these amounts from the Association.
